Open ground changes the calculation
Clearwater sits west of Monticello along the I-94 corridor, and the character of the place for roofing purposes is exposure. Wind arrives here across open farmland having crossed nothing that slows it down.
A roof in a sheltered Monticello cul-de-sac, surrounded by other houses and mature trees, sees a measurably gentler wind environment than one on open ground west of town — even in the same storm. That difference does not show up in a material spec. It shows up in how the perimeter of the roof is built.
Metal fails at edges, not in the middle
This is the thing worth understanding before you compare quotes. Wind does not peel a metal roof off by pressing on the middle of it. It gets underneath an edge.
Uplift concentrates at the rake, the eave and the ridge. It works at a trim piece that is slightly loose, lifts it a fraction, and lets a little more air under next time. Over five or six winters the fixing elongates. Then one strong event takes the trim, and once the edge is gone the wind has the panel.
Tighter fastener spacing around the perimeter than in the field. Edge metal that is properly hemmed and mechanically held rather than relying on sealant. Ridge and rake trim fixed to the same standard as the panel. On ag panel buildings, closure strips at eave and ridge that actually keep wind-driven snow out.
None of this is exotic. It is standard practice applied deliberately, and it is what separates a roof that lasts out here from one that was specified for a sheltered lot.
Wind-driven snow, which is its own problem
Open exposure produces a second effect that sheltered sites rarely see: snow driven horizontally into places water would never reach. Under ridge caps, past inadequate closure strips, behind trim, and into soffit vents.
On outbuildings this is the classic complaint — a shop that has snow inside it after a storm with no obvious leak anywhere. The entry point is almost always the ridge or an eave closure that was either omitted or has compressed over time.
Two counties, one small city
Most of Clearwater is in Wright County, but the city sits close to the Stearns County line and some surrounding addresses fall the other side of it. The 55320 ZIP will not tell you which. We verify by parcel before filing a permit.
The code itself does not change meaningfully across that line — the 50 psf ground snow load and the MN Residential Code R905.1.2 ice barrier requirement apply either way.

Clearwater had 1,922 residents at the 2020 census. A town that size does not sustain many resident contractors, which means that after a hailstorm the vehicles in town have usually come from somewhere else — sometimes from out of state.
