Enter your roof area — not your floor area. A single-story house with a 6:12 pitch has roughly 1.2 square feet of roof for every square foot of footprint; a steep 12:12 closer to 1.4.
What actually moves the number
Roof complexity, far more than roof size
The flat field of a roof goes down fast. The cost is in the edges: every valley, dormer, chimney, skylight, sidewall and pipe penetration needs flashed metal cut and fitted. Two houses of identical square footage can differ by 40% on this alone. It is why the St. Michael roofs we quote generally run above the Big Lake ones.
Decking condition
We do not know what is under your shingles until they come off. Soft or delaminated sheathing has to be replaced, and that is priced per sheet. A written scope should state the per-sheet rate up front so there is no negotiation happening while your roof is open.
Ventilation work
If the assessment finds an attic that is under-ventilated or leaking air, correcting it is part of the job rather than an upsell. Skipping it means installing a fifty-year roof over the exact condition that shortened the life of the last one.
Snow retention
Metal sheds snow in slabs. Where a roof plane discharges over a door, walkway, deck or driveway, engineered snow retention is a safety requirement rather than an accessory. Budget for it wherever people walk.
Under Minnesota Statutes § 325E.66, a Minnesota contractor may not advertise or promise to pay, rebate or absorb any part of your insurance deductible. How to compare two bids properly
Ask both contractors to put these in writing. The cheaper bid frequently omits three of them.
- Panel profile and gauge — 24-gauge versus 26-gauge is a real difference in oil canning and denting.
- Clip type — floating or fixed. This governs whether the roof tolerates thermal movement.
- Ice barrier coverage — measured to 24″ inside the exterior wall line, per MN Residential Code R905.1.2. On deep eaves that is two courses.
- Underlayment type — synthetic versus felt, and what goes under the panel in the field.
- Decking replacement rate — priced per sheet, agreed before work starts.
- Who pulls the permit — and who books the final inspection.
- Warranty terms — separate the manufacturer's material warranty from the installer's workmanship warranty. They are not the same thing and only one of them is about the work.
Common questions
Because the two biggest cost drivers cannot be seen from the street: the condition of the decking under your existing roof, and the number of penetrations and valleys that need flashing.
A quote issued without that information exists to get a salesperson through your door, and it gets revised upward once the tear-off starts. We would rather spend an hour on your roof and give you a number that holds.
It depends entirely on how long you keep the house. Over a 15-year horizon asphalt wins clearly — it costs less than half up front and will not need replacing in that window.
Over 40 to 50 years metal wins clearly, because you buy one roof instead of two or three. Around the 25-to-30-year mark the two are close enough that the decision comes down to appearance, maintenance appetite and whether you are staying put.
Sometimes, and it is worth asking your carrier directly before you buy. Some Minnesota insurers discount for impact-resistant roofing; others rate metal no differently from asphalt.
