Why the quotes run higher here
We do not price by town, and St. Michael consistently produces our higher numbers anyway. The reason is geometry.
Metal roofing costs what it costs because of edges. Rolling panel across an open plane is fast. Cutting, forming and flashing a valley, a dormer cheek, a sidewall transition or a chimney is slow and skilled. St. Michael has a notably high concentration of architecturally ambitious housing — steep pitches, multiple gables, dormers, and long intersecting valleys.
That is a more expensive roof in any material. In metal the gap widens, because every one of those details is hand-formed rather than lapped.
Valleys decide the roof
A valley is where two roof planes meet and dump their combined water into one channel. It carries more water, for longer, at higher velocity, than anywhere else on the roof. It is also where ice accumulates and sits.
Done properly in metal, a valley is a formed metal pan with the panels cut back cleanly either side, hemmed, and mechanically held so thermal movement does not drag on the detail. Done badly, it is panels butted close together with sealant across the joint — which looks acceptable for about six years.
"How are you detailing the valleys, and is the valley metal a separate formed pan?" A bid that is meaningfully cheaper than the others on a complex roof has usually found its savings here, because it is the one place a homeowner will never look.
Steep pitch changes the code requirement
Worth knowing before you compare bids. The baseline ice barrier rule under MN Residential Code R905.1.2 runs from the lowest roof edge to at least 24 inches inside the exterior wall line.
But on roofs of 8:12 or steeper, the barrier must also extend at least 36 inches measured along the slope from the eave. A great many St. Michael roofs sit at or above that pitch. A quote written to the flat 24-inch figure is short of code before anybody starts, and you will not be able to see it once the roof is on.
55376: growing as fast as any city in the state
St. Michael has added roughly 24% to its population since 2020, reaching about 22,600 — part of what makes Wright County the fastest-growing county in Minnesota. It borders both Otsego and Albertville, and shares their pattern of concentrated subdivision building.
The difference is the roofs themselves. Where Albertville's stock is repetitive and straightforward, St. Michael's tends to be larger and more complicated — which raises both the cost of doing it and the cost of doing it wrong.
Access and safety, honestly
Steep pitches change how the work is done. Roof jacks, staging, and fall protection all take longer to set up on a 10:12 than on a 5:12, and any contractor pretending otherwise is either cutting corners on safety or about to discover the difference mid-job.
